We will start accepting applications through NYC Housing Connect website on 5/13/2024. Please note that you would have to create an account in order to submit an application.

There is no application fee. However, there is a non-refundable credit check fee.

The wait period depends on the log number assigned by the Agency. This occurs approximately two weeks post-deadline. The lower the log number the sooner it will be reached for further processing. If your log number was reached you will receive a notification for further processing.

Please note the wait time also depends on the availability of the units. If all units were leased up before your number is reached your application will be put on a wait list.

Please refer to your Housing Connect profile to check the status of your application. Affordable housing applications are selected for review through a lottery process. If your number comes up in the lottery and your application appears to qualify according to the profile information, you will be contacted to submit documents on the Housing Connect portal within a two week timeframe. Per HPD guidelines, income from all sources from anyone over the age of 18 in your household would be taken into consideration including wages, bonuses, tips, unemployment compensation, alimony, child support, pension benefits, Social Security benefits, recurring gifts and public assistance.
There are 3 main types of income:

• Income from employment: Money you paid by an employer. This includes tips, bonuses, overtime, and other kinds of pay. If you receive a W-2 tax form, that money is income from employment. On the application, include the amount before taxes or other money is taken out (gross income).
• Income from self-employment: All of the money you receive in a year from working for yourself, freelancing, or being an independent contractor. On the application, include the amount after taking out business expenses and other deductions (net income).
• Income from other sources: All of the money you receive in a year that is paid on a regular basis, but not from working. For example, child support, social security, unemployment insurance, or interest payments. On the application, include income from other sources only if you receive it on a regular basis (weekly, monthly, yearly, etc.).

Income will be calculated using gross annual income (gross income is the income you receive before any taxes or deductions). See instructions on quickly calculate your annual income:

• You need to identify all of your income sources. Any income from employment, self-employment and other sources like social security should be included.
• Then, if you are getting paid on an hourly, weekly, monthly schedule, you need to total your income to an annual income.
• If you are self-employed, you should subtract any business expenses from your total self-employed income.
• If you have income from other sources on a regular basis, project the amount you would receive in a full year.

Add all your income for your total annual income. When you are selected, be prepared to show relevant documents as proof of your income. For more information on how income is calculated, please see the “Applicant Income Guide” from HPD’s website.

If your income is episodic or fluctuating, you should make an informed projection of your annual income on the application, based on your past earning patterns and any guaranteed future income. It is critical to have documentation of all your income for the previous 3 years, the current year, and any documentation you have regarding future income (such as signed contracts for employment or services). Tax returns are valuable as evidence of your past income, along with all your W-2s, 1099s, K1s, and documentation of cash income (such as bank statements showing deposits), contracts, or letters from employers.

Yes, as long as the household meets all income and eligibility requirements. Note, student loans/grants are not considered income.

You are only required to qualify at move-in, and thereafter, you do not need to requalify your income.

No member of the applicant‘s household may own residential property, including shares in a co-op, in or within one hundred (100) miles of New York City limits.

Yes, the asset limit depends on the AMI level, it’s usually the same as the maximum income requirement for a household size of 4.

Rent includes gas for cooking. Tenant is responsible for electricity. Residents are responsible for electricity which is sub-metered and included as a separate line item on your monthly statement.

Yes, there is a separate fee to use the amenities. Charges vary based on the specific amenity.

Pets and service animals are allowed.

Yes. As long as you can provide proof of interdependency which includes either joint bank account, joint utility bill, joint current lease, and joint tax return.

Yes! Once your application is selected for further processing and is deemed to be eligible you will have an opportunity to tour the unit.
